How do I submit a work order?
Work orders are submitted through BuildingLink (Resident Portal).
To submit a request:
- Log in to BuildingLink
- Navigate to the Work Orders section
- Enter the details of your request and submit
This is the fastest way to ensure your maintenance or repair issue is received and tracked by management.
How do I make online payments?
Online payments for association dues and assessments are made through SnapHOA (Assessment Payments) and are available to Owners only.
To make a payment:
- Log in to SnapHOA
- Under the Financial tab click on Make a Payment
- Select your payment method and submit
What systems are used at LUMINA?
LUMINA uses two separate platforms to support community operations:
- SnapHOA (Assessment Payments)
- BuildingLink (Resident Portal)
Each system has a specific purpose to ensure efficient service and communication.
What is SnapHOA and who can use it?
SnapHOA is used exclusively by Owners for association assessment-related matters.
Owners can use SnapHOA to:
- Pay association dues and assessments
- View account balances
- Access payment history and statements
What is BuildingLink and who can use it?
BuildingLink (Resident Portal) is used for daily services, communication, and access to community resources.
All residents—both Owners and renters—can use BuildingLink to:
- Submit maintenance and repair requests (work orders)
- Communicate with management
- Receive announcements and updates
- Manage deliveries, reservations, and other services
- Provide front desk instructions, including KeyTrak access
- Connect with neighbors via the Bulletin Board
- Access HOA documents such as operating rules and meeting minutes
Why are there two separate systems?
Each platform is designed for a specific function:
- SnapHOA ensures accurate and secure handling of Owner assessment payments
- BuildingLink supports daily operations, communication, and resident services
Using the correct system helps improve response times, organization, and overall efficiency.
